You really are the best person to do this. Be natural and welcoming, and smile! Nobody knows your property the way you do.
We don’t do amateur clichés here at BTPA HQ, so no baking bread or using overpowering plug-ins please!
Open the windows and doors (if weather allows) and let the natural light in. Alternatively, you can switch the lamps on to give a lovely soft glow and warming ambience. Displaying a lovely bunch of fresh and fragrant flowers in a nice vase on the table or sideboard is just perfect.
Answer any questions freely and honestly, and aim to have an engaging conversation about why you bought the house yourself. Talk about your positive experiences living in the house and the area, and explain the reasons why you’re now selling up.
Being open and transparent will likely encourage the buyers to do the same. Try not to overdo it, though – trying to be over-familiar can be off-putting to some people.
Once you have shown the potential buyers around, give them space and freedom to go and wander around for themselves. Ask them if they have any questions.
As you conclude the viewing, explain clearly how the buyer can contact you via the portal to make an offer, and invite them to contact you with any further questions they may have.
