Offer accepted – CONGRATULATIONS!
Your preparation has helped you reach an important milestone, and now your conveyancer can move the legal process forward.
Let them know you have accepted an offer, confirm the agreed price and pass on the buyer’s conveyancer’s contact details. Share your preferred moving date too, remembering that this will need to be agreed with everyone involved.
If you provided your paperwork at the beginning, you have already given your conveyancer a valuable head start. Further questions or documents may still be needed, so stay contactable and respond promptly. If you are going away, let them know and arrange access for any survey or valuation appointments.
Be prepared for the buyer’s survey
The buyer may arrange an independent survey to assess the property’s condition. This could identify issues that lead to further questions, requests for investigations or a discussion about the agreed price. If concerns arise, take time to understand the findings and seek appropriate professional advice before responding.
A mortgage lender’s valuation is different from a property survey: it helps the lender assess whether the property provides suitable security for the loan. It does not replace a detailed assessment of the property’s condition.
As recommended earlier in the BTPA Blueprint, an independent professional valuation before listing can help you set a realistic asking price. A separate condition survey can help identify potential problems early. Both can support better preparation, although neither guarantees that the buyer’s checks will reveal no further issues.
You have done the groundwork. Keep communicating, stay involved and let your conveyancer guide you through the next stage.
